Current Responsibilities

A highly experienced professional in the multi-family property management industry, Stacy Day has 23 years of experience.  As the company’s Vice President of Compliance, Day oversees all facets of affordable housing program compliance for Gateway Management Company.  Responsibilities include monitoring and maintaining compliance with the LIHTC, HOME, and other federally funded programs for Gateway’s portfolio which includes 150 properties encompassing over 10,000 units.  Day is sure to stay abreast of industry updates to ensure compliance with state, federal, and IRS rules and regulations. Additionally, Day conducts an effective LIHTC compliance training for the company’s affordable housing community staff members and field executives. Day produces company-wide compliance policy and procedure manuals for consistency throughout the portfolio to reduce potential for non-compliance issues.  Day creates community specific rent and income calculation spreadsheets to determine LIHTC program eligibility requirements and is responsible for preparing Gateway ’s affordable communities for state and syndicator audits.

 

Relevant Experience

Prior to joining Gateway Management Company Day was with a national property management company where she held two roles.  As the Senior Vice President of Compliance, Day oversaw compliance for 165 properties and 18,000 units. In this position Day created and implemented a sophisticated compliance review process that allowed the compliance staff to efficiently review files and reduce non-compliance potential for the owners.  Day created a format for effectively training the site staffs to allow for strong on-site personnel in the compliance aspect of their job duties. Day also served in the capacity of Regional Vice President for with a portfolio of 6,600 units encompassing 63 properties located in 5 states. In this role, Day was responsible for establishing and approving operating budgets for the portfolios.  Day held exacting standards when inspecting community offices and evaluating field operations. In turn, this resulted in high performance on all sites within her region. Having both compliance and operations experience allows Day to create real-world compliance policies that allow the company to achieve maximum NOI and maintain compliance with all affordable housing programs.

 

Education/Affiliations

Day is a member of the following organizations:  National Association of Home Builders (NAHB), NAHB Housing Credit Certified Professional HCCP Designee, 2015 HCCP of the Year, HCCP Board of Governors Member, Georgia Affordable Housing Coalition Compliance Committee Member, and SAHMA Board Vice President of Compliance. Day regularly speaks at state and national conventions on industry related topics.
